This property is 733+/- acres of hunting paradise. The property is all wooded except for the large reservoir and a few small fields. The reservoir was built in the 1940s and has been an outstanding hunting property ever since. The reservoir is comprised of Point DeLuce Bayou being damned by a spillway on the southwest corner of the property. This tract has been developed with boat roads and excellent areas that can be hunted. All duck hunting areas of the property can be accessed by boat. The property is located in Arkansas County seven miles southeast of DeWitt and two miles north of Tichnor. The property is located on Ward Lane only ½ mile west of Highway 17. The property is 733+/- acres of bottomland and upland hardwood timber, CRP plantation pines, flooded bayou land and the reservoir. There is approximately 250-300 acres in the reservoir at full pool. There are 47.9 acres enrolled in CRP program through 2012, approximately 120 acres of upland hardwoods, 250 acres of bottomland hardwoods and 15 acres in open fields and sites. The duck hunting is in buck brush throughout the reservoir, willows just north of the main boat road and flooded timber on the northern end of the reservoir following the bayou to the north property line. There is electricity to the boat dock and small covered building and also to several other locations on the property. There is city water and a septic system on the east side of the property along Ward Lane. Boat roads exist throughout the property for easier access to hunting areas.
